What to Expect During a Remodeling Project
First time doing a major remodel? Here's a realistic guide to the process—from planning and demolition through construction and final walkthrough.
If you've never been through a major remodeling project, the process can feel overwhelming. Here's a realistic walkthrough of what to expect when working with a professional general contractor on a home renovation in the Philadelphia area.
Phase 1 — Planning and estimates. Your contractor visits your property, discusses your goals, and provides a detailed written estimate. This phase typically takes 1-2 weeks and includes material selections, design decisions, and finalizing the scope of work.
Phase 2 — Pre-construction. Once you approve the estimate, your contractor handles permits, orders materials, and schedules the crew. Depending on permit approval times (which can vary in Philadelphia), this phase takes 1-4 weeks.
Phase 3 — Demolition. The existing space is carefully dismantled. This is when hidden issues are often discovered—outdated wiring, deteriorated plumbing, or structural problems. A good contractor communicates these findings immediately and provides options.
Phase 4 — Rough-in work. This is the behind-the-walls phase: framing modifications, new electrical wiring, plumbing rough-ins, and any structural changes. This work needs to be inspected before walls are closed up.
Phase 5 — Finishing. Drywall, flooring, tile, cabinetry, painting, fixtures, and all visible finishes are installed. This is when the transformation becomes visible and exciting.
Phase 6 — Final walkthrough. You and your contractor walk through the completed project together. A punch list captures any remaining details. A reputable contractor addresses every item promptly and stands behind their work with a warranty.
Throughout the process, expect some dust, noise, and minor disruption—it's unavoidable with construction work. But a professional contractor minimizes the impact on your daily routine and keeps you informed every step of the way.
